Land Development

Land Development addresses the questions of how best to plan for and manage when and where new residential and commercial development, schools, and major highways should be built and located; how and where to preserve meaningful open space and protect environmentally-sensitive areas; and how to pay for the infrastructure required to serve a growing population.

How well we plan for projected and inevitable increases in households, changing demographics and lifestyles and an expanding economy will have a major impact on the quality of life in years ahead. Residential and commercial growth is fluid - meaning that when it is stopped in one place, it will inevitably occur somewhere else. Public policy and the housing preferences of Americans dictate where development occurs.

Responsible development of communities requires the input of experts in a variety of fields and engineering disciplines. Converse Consultants has been involved in the siting, design and construction of many large, master-planned communities. Our services have included the initial environmental site assessments, preliminary and design level geotechnical investigations and grading monitoring, compaction testing and laboratory analyses of site soils during construction.

Project: PASEO DEL SOL MASTER PLANNED COMMUNITY
Location: Temecula, CA
Project Description and Scope of Service:
The Paseo Del Sol Master Planned Community project site is located north of Highway 79 between Meadows Parkway and Butterfield Stage Road in the City of Temecula. The project consists of construction of approximately 2000 single-family residences, commercial development, school, golf course and associated streets and utilities.

Project: GAVILAN SPRINGS COUNTRY ESTATES
Location: Lake Matthews, CA
Project Description and Scope of Service:
Gavilan Springs Country Estates is located in the Lake Mathews area of Riverside County, California. The project consists of approximately 85 acres of relatively hilly ground. The development includes residences and associates development.

Project:M 231 ACRE MASTER PLANNED DEVELOPMENT
Location: Beaumont, CA

Project Description and Scope of Service:
The subject site was developed as a residential housing comprised of approximately 870 lots Development included both one- and two-story residential buildings, construction of streets, driveways, curb and gutter, sidewalks, landscape areas, utilities including storm drain, sewer, water, gas pipelines, electrical lines, and other appurtenant facilities usually associated with such development. The project site also included a detention basin, an elementary school site and park sites.
